There will be a 10% Buyer’s Premium added to all final bids to determine final Sales price.
Everything sold “As Is” with no warranties or guarantees expressed or implied whether written or oral.
All announcements made day of Sale takes precedence over all previous announcements or advertisements.

Order of Sale:
First Round:Property will be sold as a whole.
Second round:Property will be sold in tracts.
Third round: If the second round total is higher than the first round then the winning bidder of first round and only the winning bidder, may make a $1,000 bid higher than winners of second round. If winning bidder does so, then bidding is opened back again to whole bidders only. If the second round “DOES NOT” bring more than first round there “WILL NOT” be a third round. The winning bidder of first round will be the winning bidder for the day.
Whichever round realizes the most money will be the winning round.
House was built before 1978 and may contain lead base paint. All inspections must be done at least 10 days prior to Sale.
