Improvements include a one and a half story home, 1054 square foot, 2 bedrooms, den or possible 3rd bedroom, 1 bath and has a large bonus room upstairs. Back yard is fenced and has a nice outbuilding for storage.

TERMS AND CONDITIONS OF SALE
*There will be a 10% Buyers Premium added to all winning bids (Real Estate and all personal property items) to determine the final sales and purchase price.
*6% Kentucky Sales Tax will be added to the final sales and purchase price on all personal property items, unless the purchaser is tax exempt with a certificate on file with The Goldmark Realtors Auction Team.
*For all personal property items, payment in full is due the day of the auction. We accept cash or a good personal check with proper identification.
*The purchaser of the Real Estate will pay 20% down of the final sales and purchase price the day of the auction with the 80% balance due on or before 30 days from auction date.

Lead based paint inspection, and any other inspections desired by prospective buyers, must be performed at least 10 days prior to the auction. If the purchaser does not inspect the home for lead based paint, a Waiver of Lead Based Paint Inspection will be signed along with the Auction Purchase and Sales Agreement.
Personal property items will be available for inspection during the open house as well as the morning of the auction.
