Master Commissioner’s Sale on October 3rd 2026!
Payment must be in personal or business check. No cash.
There are two ways to purchase:
- You can pay 10% down with the balance due in 30 days with interest of 6% on that balance. This option requires that a surety bond be signed by a Kentucky Bank and must have been preapproved by the Nelson County Master Commissioner prior to sale. An “Unconditional Surety on the bond” must be delivered to the Master Commissioner by Sept. 25th prior to sale. Click on the link to get a copy of the “Unconditional Surety on the bond” that must be signed by your loan officer and delivered to the Master Commissioner by Sept. 25th prior to sale.
Uncondtitional Surety on the Bond
If you have a Surety Bond approved by the Nelson County Master Commissioner and you are a successful bidder at the sale you may pay 10% down day of sale and pay the balance on or before 30 days from the day of sale. If you are a successful bidder at the sale the auctioneer will deliver your Sale Bond & Affidavit of Surety to your loan officer Monday, and your loan officer must sign it before the Master Commissioner can approve it. You will pay 6% interest on the balance until payment is made in full. Click on the link to get a copy of the “Sale Bond & Affidavit of Surety”. This must be signed by you at the sale and by your loan officer on the Monday after the sale.

If your name is not on the list of eligible bidders you will not be eligible to bid on sale day. Your name will be checked by the list given to us by the Nelson County Master Commissioner.
2. Anyone can purchase at the sale that is paying 100% of the sales price day of sale. You must make your check out to the “Nelson County Master Commissioner”. Click on the link that is titled “Statement”. This is what you will fill out the day of sale.
There will be a 10% Buyers premium added to all final bids to determine final sales price.
